Key Decisions
Fence R&R Amendment (carried): Mike Coker proposed and the Board approved an amendment to the Rules and Regulations to allow Board-approved aluminum decorative fences. This is the 2021 R&R aluminum fence amendment referenced in fence-regulations and fence-specifications.
Late Fee Policy (carried): Management Co instructed to drop any late fees of $25 or less. New packets to be printed and mailed to all homeowners with updated policies.
Route 59 Fence: Two treatment estimates received — $5,360 and $8,079 (neither includes cleaning). Consensus: too late in season to treat without cleaning first, and cleaning cost is prohibitive. Decision: leave as-is. Previous untreated fence lasted 10+ years. Reserve funds to be set aside for replacement in 10+ years.
Ditch Witch / Cost Share: Invoices sent; no payments received. Ditch Witch referred HOA to contact their bank. Board authorized legal action exploration.
