Role & Authority

Peerless Fence (“A Division of Peerless Enterprises, Inc.”), St. Charles, IL, is a fence contractor that submitted two proposals to the HOA through Association Partners, Inc. (attn: Marjorie Comber) in late summer 2026: a repair of the HOA-owned Rt. 59 fence and a replacement of the HOA-owned split-rail fence at the pond/wetland. The Rt. 59 repair proposal was accepted: the contract ($1,980) was signed by Board President Mike Coker on September 18, 2026 and delivered to Peerless by API on September 21, 2026 (handled by email, before the October 1 meeting; per user, October 2026). The Board formally approved the $1,980 on October 1, 2026 (EB motion, MH second). The split-rail proposal was not covered by that contract and was not selected — the Board chose Classic Fence ($6,390) for the split-rail on October 1, 2026. It is distinct from first-class-fence, the vendor used for the 2019–2020 Rt. 59 replacement and the 2024 repair.
