  • Executive session: Homeowner requested waiver of overdue fees and interest. Board agreed to drop additional charges.

Split Rail Fence — Wetland: HOA-owned split rail fences around the community wetland need maintenance. Motion to obtain repair estimate approved. See fence-regulations.

Attorney Change Under Consideration: Board unhappy with KSN. API Manager suggested Pat Costello as alternative. Mike Coker requested KSN send a representative to next meeting or meet with him before switching.

West Chicago Permit Process: Board raised issue of West Chicago issuing permits without notifying HOA. City agreed: if HOA subsequently denies what the city already permitted, the city will refund the permit fee to the homeowner.

New Homeowner Welcome Letters: Mike Coker asked about cost of sending certified letters to all new homeowners after closing, introducing them to the community and providing HOA information/website links. API to investigate.

Neighborhood Walkthrough: Question whether neighborhood inspection prior to HOA meetings is included in API contract. Loree King to check.
